Leasing Services
Brackenhoff Management Group provides lease up services to its clients for new tax credit and conventional apartment developments. The company has successfully completed over 50 new lease ups, totaling over 4,100 units since the company's establishment in 1997. BMG has always believed that the key to a successful lease up operation is good organization and planning and a well researched and prepared marketing plan, in advance of the commencement of the leasing operation. We have a talented and experienced team of leasing assistants, property supervisors and Compliance Specialists who work as a team to oversee the advertising, application intake and the full processing of the rental applications received for the community.
BMG is pre-approved by the California Tax Credit Allocation Committee as a qualified Managing Agent entitled to receive the maximum Qualified Allocation Plan points in the application funding competition. This ensures that our clients are provided the maximum points available for the management experience component of the funding competition.
Our leasing services are also available contractually to clients who are seeking only the successful lease up of their new development, and plan to self-manage the community. In this event, the company will execute a Leasing Agreement with the client, prepare a leasing budget and rental schedule, and complete the lease up through and including the delivery of 100% of the approved applicant files. All applicant files are reviewed and approved by our Compliance Team to ensure that the program regulations are followed.
